To renew a tenancy in Dubai, fill in the Unified Tenancy Contract, have both parties sign it, then submit it through the Dubai Land Department's Register / Renew Tenancy Contract service: through the Dubai REST app. This free tool fills in the contract in your browser and gives you a print-ready PDF.
If you do not want to renew, the Dubai Land Department says a tenant must notify the landlord at least 3 months in advance, and a landlord must give the tenant a full year's documented notice stating the reason. For a rent increase, it points to its Rent Index Calculator, which compares your rent with the average rent for similar properties in the area.
Add the owner and lessor names, the Emirates IDs, email addresses and phone numbers. Fill in the license number and licensing authority only if a party is a company.
Choose the property usage and enter the plot, Makani, building, property and premises (DEWA) numbers, the area, the new contract period, the annual rent, the security deposit and the mode of payment.
Split the annual rent over several payments with a due date for each, or write longer additional terms. Both are printed as numbered attachment pages with signature boxes, and the form's additional terms refer to them.
Open the filled PDF and print it. The tenant and the lessor sign and date the signature boxes by hand, on the contract and on each attachment page.
Open the Dubai REST app and upload a copy of the signed Unified Tenancy Contract to register or renew it. You receive an e-Contract Registration Certificate once the request is approved.
The Dubai Land Department's Register / Renew Tenancy Contract service handles both new registrations and renewals. You upload the Unified Tenancy Contract in the Dubai REST app, pay the fees, and receive an e-Contract Registration Certificate once the request is approved.
Yes. This tool only prepares the contract: you still submit it to the Dubai Land Department yourself.

Yes. The form has five lines for additional terms, and the contract notes that an addendum can be added if it is signed by all parties. The contract also states that an added condition is not considered if it conflicts with the law. This tool can print longer terms as an attachment page.
This tool is unofficial and not affiliated with the Dubai Land Department. It fills in the department's own unified tenancy contract, so the PDF has the official layout. Check the details with the Dubai Land Department before you rely on them, because requirements can change.
No. The form is filled in inside your browser and nothing you type is uploaded. If you tick "Save my details", your tenant details are kept in this browser only, and you can delete them by unticking the box.
