Real estate forms in the UAE

Renting in Dubai means a unified tenancy contract registered with Ejari, whether it is a new lease or a renewal. Fill in the parties, property, rent and payment plan online and download the completed Dubai Land Department contract as a PDF, ready for both signatures and registration.

What the real estate forms cover

The Dubai Land Department issues one standard tenancy contract for residential and commercial leases in Dubai. Landlords, tenants and property managers complete it for every new lease and every renewal, then register it in the Ejari system so the contract is recognised for DEWA connections, visas, school enrolment and rental disputes.

The form filler here completes the unified tenancy contract, including the payment schedule and any extra terms that do not fit on the printed page, which flow onto a numbered attachment. It is not a substitute for Ejari registration: you still register the signed contract through the Dubai REST app or a typing centre.

New lease or renewal: same form

The unified tenancy contract is used for both. For a renewal, carry over the Ejari number, the property details and the parties from the current contract, update the dates and the rent (within the RERA rental index limits) and register the new contract before the old one expires. For a new lease, you also need the title deed or a copy, the owner’s or manager’s ID and the tenant’s passport, visa and Emirates ID.

Other emirates run their own systems: Abu Dhabi uses Tawtheeq and Sharjah uses the municipality’s contract attestation. Those contracts are not covered here yet.

Frequently asked questions

Do I need Ejari for a tenancy contract in Dubai?

Yes. Every residential and commercial lease in Dubai must be registered with Ejari, the Dubai Land Department’s rental registration system. An unregistered contract cannot be used for DEWA, visas or the Rental Dispute Centre, and registering it is normally the landlord’s or property manager’s responsibility, with the cost often passed to the tenant.

Can I use this contract for a renewal?

Yes. The Dubai Land Department uses the same unified tenancy contract for renewals. Fill in the current Ejari number and property details, set the new dates and rent, and register the new contract with Ejari before the existing one expires.

Does the form filler register the contract with Ejari?

No. It produces the completed contract PDF only. After both parties sign, register it through the Dubai REST app, the Dubai Land Department website or a registered typing centre, where the Ejari fee is paid and the Ejari certificate is issued.
